We are planning to develop into a comprehensive real estate portal that conveys our message in 9 different fully translated versions, each with its own national tone and identity.

The costs of having a second home or an investment property do not disappear after you return home. They accumulate in the current economic climate. An extra income from your property would not only help with its maintenance but also keep it in good condition at all times.

By collaborating with us, it won’t feel like renting out your property is a second job. Are you a proud owner of a newly built property on the Costa Blanca, and are you interested in outsourcing your rental management, increasing your profits, and handing over all rental activities to us?

If so, we are interested in collaborating with you and expanding our offering.

We will take care of professional image editing of your property, creation and maintenance of advertisements. The entire booking process, directions, and maps will be provided directly to the property, security deposits will be collected for all bookings, and a welcome service will be offered.

You also have the option to rent out your accommodation and manage it through your personal website, advertisements, and your own property manager. Additionally, you can use our network and experience to achieve the best possible results.

O U R  M E T H O D

Your accommodation will be placed on the España Casas website
España Casas will conduct a photo shoot of your holiday property in Spain. We will also draft the text for the website. One of the reasons for this is that we want to become familiar with your accommodation before we rent it out to our customers, in order to provide them with the right information. We will place the description and images on the website, including price and location.

Your accommodation will be marketed
Our website is the perfect sales channel for your holiday property. Additionally, we will place your property on local websites of colleagues and on international, frequently visited external rental websites. Our experience has taught us that this method of marketing leads to a huge response.

Through various measures, we create email lists with potential customers for direct marketing. This way, we can reach your exact target audience with special offers. The selected target groups will be kept updated via email.

Your accommodation will be booked by a tenant
All questions and inquiries from potential tenants will be answered directly and professionally. We will discuss things with you if necessary. Any bookings will be registered and reported to you.

España Casas will invoice the customer
We will keep you informed about the bookings and take care of the entire invoicing process. You will have received the rent before the guests even arrive.

España Casas will keep in contact with the guests
We will maintain contact with the tenant and ensure that all necessary travel documents, such as a route description, are sent to the tenant. Our representatives will welcome the guests at a meeting point and guide them to the property.

The landlord will show them around your house, explain everything about the different appliances, and provide them with information about the area. In the event of problems, we are happy to assist in the best possible way. We will inform you immediately if necessary.

Guests departure
After the customer has departed, the representatives of España Casas will check your property for any damages and missing items. If your property was left in good condition, we will refund the deposit to the customer within 8 days. España Casas is responsible for the final cleaning of your property.

With España Casas, you can rent out your property and have it managed through your personal website, advertisements, and with the help of your own resident property manager. Additionally, you can utilize our network and experience to achieve the best possible profit.

Rental services and fees
The rental fee is 15% of the rent, excluding VAT, key management, cleaning costs, and additional services.

The rent includes:
Provision of tenants via the España Casas network.
Settlement of the rent with the tenant by España Casas.
Handling the rental agreement with the tenant by España Casas.

Rental and key management services
España Casas will take care of the key management services, advertising for your holiday home, the entire booking process, the booking, the payment, and everything else related to the booking and administration.

Regarding the rental object, the owner and the landlord must observe the following points:
The owner must provide three sets of keys and, if necessary, a remote control for the garage or gate.
The owner must keep the landlord fully informed about the arrival of their own tenants.
The owner must provide an inventory list of their belongings for control.
The owner must provide insurance for the building and the contents of their property.
The key manager will be the contact person from the arrival to the airport.
Requests or bookings via our websites are always made in consultation with the owner.

Key management prices:
Service agreement, an annual fee from €250.00 to €350.00, including check-in and check-out of tenants and an emergency number. VAT is not included.
Mandatory final cleaning of €85.00 to €125.00, which must be paid by the tenant to the property manager, depending on the size of the property.
If desired by the tenant, airport service from €55.00 per one-way trip for up to 4 people.

España Casas collaborates with different key managers on-site, all with their own prices. The mentioned prices may therefore change.

Key management includes:
Provision of key transfer upon the tenant's arrival and departure.
Conducting the final inspection and reporting any damages or missing items to the owner.
Handling complaints from the tenant during the rental period.
Providing a standard welcome package for the benefit of the tenant.
Giving valuable tips and advice regarding the neighborhood to the tenant.
Providing airport service if desired by the tenant.
Being the contact person for the tenant in case of emergencies.
A clean handover of the apartment.

When the owner introduces tenants themselves
No fees need to be paid to España Casas. The tenant will cover the costs for final cleaning.

Key handover and final cleaning
The details of the property manager will be provided to the tenant after the booking is completed. Tenants are also responsible for cleaning themselves. They must leave the property swept. The cost for the final cleaning will be paid by the tenant on-site.

Deposit and any damages
The property manager will check for damages or missing items in and around the property when you leave. If the property was left in good condition, the deposit will be refunded to you within 8 days.

Additional terms for electricity usage
The rental prices listed on our websites are all inclusive of energy costs, unless more than 85 kWh for 2 bedrooms and 120 kWh for 3 bedrooms is consumed per week, in which case the consumption costs will be deducted from the deposit at €0.35 per kWh. Installation of an electric meter in the utility cabinet can be arranged by the key manager. They can provide you with an explanation on-site.

Our websites

Direct marketing

Booking request and payment of tenants
España Casas sends a booking confirmation for each booking request.
Once the booking is made, tenants must pay 30% of the rent within 5 working days. The remaining amount must be paid at least 60 days before the rental period begins. If the booking is made within 60 days before the rental period begins, the rent must be paid immediately.
All payments must be made via bank transfer. Their bank statement and the booking confirmation together can be used as a rental contract.
The bank account number indicated on the booking form must be used for payment of the rent. If the rental amount is not received within 5 working days, España Casas has the right to cancel the booking without notice. Amounts already paid will not be refunded.

Payment to the owner
All rental payments are made before the tenant's arrival.

Registration and obtaining a license number
A registration refers to apartments, studios, villas, bungalows, and other similar properties. Your property must meet the Spanish standards regarding rental, accommodation, and safety.

Once you have your license number, it must be included in all online platforms where you offer your holiday home. The rental can begin before your application is processed. For correct invoicing, we need your property reference number and address. Both are mentioned in your escritura or suma payment.
