At España Casas, your accommodation will be prominently featured on our website, ensuring maximum visibility. To showcase your holiday property in Spain, we will conduct a professional photo shoot and draft compelling descriptive text for the listing. This process helps us familiarize ourselves with your property, allowing us to provide accurate and appealing information to potential renters. We will include all essential details, such as pricing and location, in the listing.
Marketing Your Accommodation
Our website serves as an ideal sales channel for your holiday property. In addition to showcasing your property on our platform, we will also promote it on local and international rental websites frequented by potential guests. Our experience has demonstrated that this multi-channel marketing approach yields significant interest.
We will build targeted email lists through various strategies, enabling us to engage your ideal audience with tailored offers. Selected target groups will receive regular updates via email.
Booking Management
All inquiries and questions from prospective tenants will be handled promptly and professionally. We will consult with you as needed and ensure that all bookings are recorded and reported to you.
Invoicing and Payment
España Casas will manage the entire invoicing process and keep you informed about bookings. You will receive rental payments before your guests even arrive.
Guest Relations
We will maintain communication with your tenants to ensure they have all necessary travel documents, including detailed directions to your property. Our representatives will greet guests at a designated meeting point and guide them to the accommodation.
Upon arrival, the landlord will provide a tour of your property, explain the use of appliances, and share information about the local area. Should any issues arise during their stay, we are here to assist and will promptly inform you if necessary.
Post-Departure Process
After guests check out, representatives from España Casas will inspect your property for any damages or missing items. If the property is left in good condition, we will refund the security deposit to the guests within eight days. España Casas is responsible for arranging the final cleaning of your property.
Flexible Rental Options
With España Casas, you can choose to rent out your property and manage it through your personal website, advertisements, and your own property manager. You can also leverage our extensive network and expertise to maximize your rental income.
Rental Services and Fees
The rental fee is 15% of the gross rental amount, excluding VAT, key management, cleaning costs, and additional services. This fee covers:

Management of rental agreements with tenants

Key Management Services
España Casas will handle all aspects of key management, advertising your holiday home, managing the entire booking process, and overseeing all administrative tasks related to bookings.
Owner Responsibilities:
Provide three sets of keys and, if necessary, a remote control for the garage or gate.
Keep the landlord informed about your own tenants' arrival schedules.
Provide an inventory list of personal belongings for control.
Obtain insurance for the building and contents of your property.
The key manager will serve as the point of contact from arrival at the airport.
Key Management Fees
Annual service agreement: €250.00 to €350.00, which includes tenant check-ins and check-outs, as well as an emergency contact number (VAT not included).
Mandatory final cleaning fee: €85.00 to €125.00, depending on the size of the property, to be paid by the tenant to the property manager.
Optional airport service: starting from €55.00 per one-way trip for up to four people.
España Casas collaborates with various key managers on-site, and rates may vary based on their individual pricing.
Key Management Includes:

Self-Managed Tenants
If you introduce tenants yourself, no fees are payable to España Casas, and tenants will be responsible for the final cleaning.
Key Handover and Final Cleaning
Property manager details will be provided to tenants upon booking completion. Tenants are responsible for basic cleaning and must leave the property in a swept condition. The final cleaning fee will be settled by the tenant on-site.
Deposit and Damages
The property manager will check for damages or missing items upon tenant departure. If the property is in good condition, the deposit will be refunded within eight days.
Electricity Usage Terms
The rental prices listed on our websites include energy costs, unless consumption exceeds 85 kWh for two-bedroom properties or 120 kWh for three-bedroom properties per week. In such cases, excess usage will be deducted from the deposit at a rate of €0.35 per kWh. Installation of an electric meter can be arranged by the key manager, who can provide on-site explanations.

Our Websites
España Casas manages multiple national and international websites, providing the perfect sales channel for your holiday property. We will also list your accommodation on local websites and frequently visited external rental sites, maximizing your exposure and response rate.
Direct Marketing
We utilize various methods to create email lists of potential customers for direct marketing, ensuring that we reach your target audience with special offers. Selected groups will receive regular email updates.
Booking Requests and Payments
For each booking request, España Casas will send a confirmation. Tenants are required to pay 30% of the rent within five working days of booking, with the remaining amount due at least 60 days prior to the rental period. If booking occurs within 60 days, payment must be made immediately. All payments are processed via bank transfer, and the bank statement along with the booking confirmation serves as the rental contract. The specified bank account must be used for payment, and failure to receive the rental amount within five working days may result in booking cancellation without prior notice. Any amounts already paid will not be refunded.
Owner Payments
All rental payments will be disbursed prior to the tenant's arrival.
Registration and Licensing
Properties such as apartments, studios, villas, and bungalows must comply with Spanish standards for rental, accommodation, and safety. Once you obtain your Registration number, it must be included in all online listings. Rental can commence before your application is processed. For accurate invoicing, we require your property reference number and address, both of which can be found in your escritura or suma payment.
