Booking Request and Payment
All bookings are subject to our terms and conditions. Any online bookings will undergo verification before we can confirm the success of your reservation. Once you complete the online booking process, you will receive your booking confirmation within 48 hours.

Espana Casas will not be responsible for any financial loss incurred if you confirm any travel arrangements before receiving your booking confirmation. In the unlikely event that your accommodation is unavailable, Espana Casas will offer alternative accommodations of similar quality, which you may choose to accept or decline.

If you decide not to accept an alternative accommodation, you will not be charged, and your booking will be canceled.

Payment Terms
Espana Casas will send a booking confirmation for each reservation request. After booking, you are required to pay 30% of the rental price within 5 working days. The remaining balance must be settled at least 60 days before the rental period begins.

If the booking is made within 60 days of the rental period, the full rental price must be paid immediately. All payments should be made via bank transfer. Your payment statement and booking confirmation together serve as the rental contract.

The bank account number provided on the booking form must be used for the rental payment. If the rental amount is not received within 5 working days, we reserve the right to cancel the reservation without prior notice. Any amounts already paid will not be refunded.

Espana Casas reserves the right to adjust prices at any time without notice. If prices decrease after your booking is confirmed, we cannot provide refunds for the difference.

Included and Extra Costs
Unless otherwise stated, the rental price includes water, electricity, linens, and internet access.

Cancellation by the Tenant
Cancellations must be reported to Espana Casas by telephone and in writing, including your booking confirmation. Espana Casas will then send a cancellation confirmation/invoice. If the booking is canceled more than 40 days before the rental period begins, 25% of the total rental price will be charged.

If the booking is canceled within 40 days of the rental period, 50% of the total rental price will be charged. If canceled within 15 days of the rental period, the full rental price will be charged.

Cancellation by Espana Casas
If the accommodation is unavailable due to unforeseen circumstances for which Espana Casas cannot be held responsible, after the booking has been confirmed, Espana Casas will offer alternative accommodation with similar or superior features at no extra cost to the client.

Cancellation Insurance
Espana Casas recommends taking out cancellation insurance, even for last-minute bookings. Unfortunately, we cannot provide insurance; you should arrange cancellation and travel insurance with your insurance provider.

Liability of the Renter
As a renter, you are fully responsible for the accommodation, its furnishings, and any property belonging to the rented accommodation during your stay. Any damages caused by you or your guests must be paid for immediately to the property manager.

The renter is not liable for any potential consequences of burglary, loss of personal belongings, or damages experienced in or around the accommodation, including the garden or (shared) swimming pool.

House rules are an integral part of the rental contract and must be strictly followed. Upon departure, the accommodation must be returned in a reasonable condition, meaning it should be broom-clean.

All items in the accommodation must be returned to their original places. Tableware should be properly cleaned and stored. If the manager/owner notices any violation of these rules, they have the right to charge extra cleaning fees to the renter. Bedding must be placed on the beds, and the beds should not be used without it.

Responsibility
Descriptions on our website are prepared in good faith. However, Espana Casas does not own or control any of the accommodations or facilities within them, so we cannot accept liability for any injury, loss, or damage unless caused by our company employees’ actions or omissions.

Valuables are left at your own risk. Our liability for any failure to provide the promised service is limited to the value of the booking in all cases.

Number of Occupants
The total number of guests staying at the property must not exceed the number specified on our website or your rental voucher. The owner reserves the right to refuse entry or evict the entire party if the number of occupants exceeds the stipulated limit.

Complaints
Despite our commitment to providing quality service, you may encounter an issue. For significant complaints, please contact the manager at your holiday destination. In most cases, they can provide a reasonable solution, allowing you to continue enjoying your holiday.

Internet Access
While we provide internet access, Espana Casas cannot guarantee the quality of the connection.

Final Cleaning
The accommodation must be returned in a clean and tidy condition as outlined in the house rules (e.g., clean tableware in cupboards, no household waste left behind, clean barbecue, clean oven, etc.). Failure to comply may result in a deduction from your deposit.

Deposit
If the accommodation is not returned in a clean and undamaged condition, or if items are missing or damaged, you may not receive your full deposit back. The deposit will be refunded within 8 days after departure.

Water and Electricity
In countries like Spain, interruptions in water and power supply can occur more frequently than in other regions. Municipal and/or regional authorities may decide to cut off or reduce services for various reasons. Espana Casas cannot be held responsible for any resulting inconveniences.

Noise Regulations
Renters must not create noise disturbances for neighbors and should respect the peace of the surroundings at all times. Quiet hours are observed from 10 PM to 8 AM.

Energy Consumption and Environment
To manage costs and benefit the environment, we advise turning off lights and air conditioning when not in use. Continuous use can significantly increase energy consumption.

Building Activities and Environmental Issues
Occasionally, unexpected construction activities may occur nearby, or noise from neighbors and local events may disturb your stay. Espana Casas cannot be held responsible for these disruptions or any environmental issues in your holiday area.

Swimming Pools
Shared swimming pools are typically available for use from May to November. Espana Casas is not responsible for pool maintenance, cleaning, or repairs. In rare cases, pools may be closed for maintenance, and we cannot be held accountable for any inconvenience this may cause.

Privacy Policy
Espana Casas treats personal information from website visitors respectfully and confidentially, in accordance with the law, and takes all necessary measures to safeguard personal information. If you have questions regarding our privacy policy, please contact us.

We may use certain information collected from your visits to our website to inform you about important changes to our services. With your permission, we may also use your information to inform you about additional services.

We will not disclose or sell your information to third parties unless required by law. Our privacy policy may be updated to reflect new services, changes in applicable laws, or other commercial developments. Adjustments will be published on this website.
